Buyer’s Agent Commissions Remain Unchanged Since New Rules Took Effect

Commissions for buyer’s agents have stayed steady since the August 17 rule changes. Redfin’s recent analysis of October home sales showed an average buyer’s agent commission of 2.34%, just 0.01 percentage point lower than in August (2.35%). Since January 2023, there’s been a gradual decline of 17 basis points, with commissions averaging 2.51% at the year’s start. Interestingly, homes listed under $500,000 saw a slight commission increase, averaging 2.43% in October, up from 2.41% in August.

Our Take

While it’s early to draw definitive conclusions, this report suggests that the August rule changes have not yet significantly affected buyer agent commissions. Even prior to these rules, buyer’s agent commissions had been trending down in percentage terms. Rising home values meant total commission dollars increased, but the overall commission percentage has been on a downward path for the last two years. The new rules appear to have neither accelerated nor reversed this trend—at least so far.
